Overhead structure is the most neglected surface in any facility, and the most consequential. Dust on joists and ductwork falls into product, feeds fire load, and — in humid buildings — hosts mold growth that inspectors find long before maintenance does.
What gets cleaned overhead

Why not wash it
Washing overhead steel sends everything you removed straight onto the floor, the racking, and anything stored below, then leaves standing water on the substrate you were trying to protect from corrosion. Dry ice removes the deposit dry; a HEPA vacuum captures it; the floor below stays usable.
Mold on structural surfaces
In warehouses without conditioned air, condensation on cold steel deck produces surface mold that spreads across an entire bay. Dry ice removes the growth mechanically without adding the moisture that caused it, which is why it has become the default method for large-area structural remediation.
Scheduling in an active building
- Work bay-by-bay with poly containment and negative air
- Relocate or cover product below the work zone
- Monitor CO₂ at floor level; CO₂ falls from overhead work
- Night and weekend windows to avoid pick and ship operations
